I am a beginning investor/sales person in the mobile home industry..
I have no land or mobile home parks , but I do have access to to
mobile homes and land/home packages..I need advice on how to market
my business..I'm having a problem with certain Mobile Home Parks who want
let a interested buyer move the home in the park for rental purposes..They want
the person to own the home before the home can be put in there park..They
also want the home to be a certain age...Help me with a marketing strategy
asap...

What are you selling? Used homes, repo's or new product. If you are entereing the industry please do us a favor, unless the home is older than 1976 please do not call it a "moble home".
Now, depending on the state, the local land lease communities may or may not be able to restrict the age of the home. Most likely they can.
I have never heard of a park saying you had to own the home, but again I have not heard everything. Again, check with the state to see if that is legal.
If your people can't get into a certain location, because the owner legally says they can't, for whatever reason - send them somewhere else.
Unless you demonstrate that your customers will not cause the problem that the owner of the land is trying to avoid with his/her rules, they won't change.

the term that they probably are using is "owner occupied". It makes sense to a prk owner that they do not want homes that are being rented out, and they have very little control on who the renters are. They are only contracted with the owners of the home. This in some cases would violate the covenants of the nicer parks. They are just trying to keep out the riff raff.
