FHA inspection

Might anyone know about FHA inspections? I'm looking at a MFD to purchase but I'm worried it won't pass the FHA inspection. The one problem with the home is a back deck that was built wrong. The joist are in the wrong place which as a result is sagging. I'm told this problem can easily be fixed for around $200. Because the house is about to go into foreclosure the homeowner is not willing to do any repairs. Is there anyway I can get the FHA mortgage under the condition that I'll fix the deck? Is there ANYTHING I can do to get approved under these conditions? The home is in NC and I'm in NJ. Being so far away and disabled it would be almost impossible for me to go there to fix the problem beforehand. Any advice would be so very appreciated.

Hello Anne:

When the inspector comes out to the site, they will look into the back deck, among other things.

One issue that needs to be looked into (if you're looking into an FHA loan) is if the manufactured home is installed on a permanent foundation.

ALL FHA loans require that the manufactured home be installed on a permanent foundation according to HUD's Permanent Foundation Guide, dated 1996 (HUD Publication 7584). The underwriter will require that an engineer certify that the foundation for the home is, indeed, installed on a permanent foundation.

The joist problem with the deck is most likely fixable and inexpensive.

If the foundation is not HUD/FHA compliant, it also, can be retrofitted to be made HUD/FHA compliant. ALL manufactured home foundations can be retrofitted to meet the FHA permanent foundation requirements.
