Have a chance to buy a 4yr old Mobile in a Park here in Calif.my first chance of course need some financing like only half of the selling price ..I have a good down paymt..do I need to go thru a real estate of someone to get this done I do have a inspection scheduled but thats it...some help here needed I want do the right thing ...Im a Senior so money is tight..thank you

First you have stopped in the right place. There are many here who understand the CA state laws concerning the sale of homes..In most parts of the country attorneys are a good stop. They can help you with a title search and contract to suit your needs. I believe in CA most homes are closed by title companies who serve similar function as attorneys do in most of the country. I would assume the park manager would be some help with a recommendation or referral to a good closing advisor. Pricing is higher in CA than most other areas in the country so it might be good to talk to a local bank about finance. This web site has a great service with its loan finder service. You can get good offers here from lenders who specialize in manufactured homes all without a formal credit check assuming you honestly answer the application questions. Sounds like you have started right with a home inspection. This process should be fun, not unduly stressful. Stop here often, read through all the how to buy links here, search these forums (remember to search all dates) for answers to nearly any question you have. Post here as often as you like.

By the way a person does not have to be a senior for money to be tight. Good Luck
