County Laws

hi,

I am new to this forum.

My concern is regarding the county laws/restrictions for construction of Manufactured homes.
I believe its characterized by "Zoning".

Basically if some owns land in any location, does he get automatically entitled to build a manufactured home there or he has to have special permission from county to build one?

I guess its not a new question on this forum, but i have searched many earlier post and decided to post this question for experts here.

Every county across the country and some townships and municipalities have the power to require construction standards and originate and enforce zoning laws. The enforcement is accomplished via a system of permits. Where ever you live you will need to comply with zoning requirements and will only be permitted to install a manufactured home in a local zoning classification that allows manufactured homes.

Contact your local Building or Permitting office and get full details of the requirements in your area.

Welcome to the forums..David is right on target, many counties regulate the placement of manufactured homes...The homes often called modular homes in these forums are almost always welcome by local zoning laws. some communities regulate the placement of manufactured home by regulating the minimum size lot..I live in a county that requires the minimum lot to be 2 1/2 acres which will cost in the $75,000 range pricing most manufactured home buyers out of the area...The only place to get accurate information about your area is to talk to the local building officials in the county your land is in or the county you want to buy in....Good luck and stop back here often..Be sure to check out the bookstare here and invest in some of the buying guides there..
