Help With Price

My wife and I have been looking for a new home to replace our current home. We have found one we really like and the base price is $89,900. We loved the one on the lot but we need a computer room changed to a bedroom. After adding the changes the dealer gave us a price of $91,200 and they will not take any less. I was wanting to get prices from other dealers but the home had a lot of upgrades and I am not sure if I can explain the upgrades. Is there a way the other dealers can find out what is in the home we like? Also do you all think the dealer should come off the price more? I have attached a link to the floor plan.

The pictures do not do it justice. They have added columns from floor to ceiling between the living room and dinning room and also from the dinning room to kitchen. Thanks for any help.

Southern Energy has always been one of the best eye catchers in the SE...I have not seen a current price list since Clayton bought them a few years ago. $40/sq foot is VERY low price for any house or any brand...You should insist a detailed listing of everything you are getting a price quote on..Just remember if it is not listed you should not expect to get it...Be detailed on set up, land prep, skirting,options, a/c size and brand, even type and number of steps should be covered. Most often the best deal is NOT at the dealer with the cheapest price...You should research the dealer his record and reputation as much or more than which house to buy...You might want to visit the bookstore here and invest a few dollars in one of the buying guides. In particular the "The Grissim Buyer's Guide to Manufactured Homes and Land" come to mind..What this book has to offer "This book is a comprehensive resource guide for consumers that explains just how the manufactured home industry operates, how to find a dealer worthy of your trust, how to make the right home selection, and, as important, how to be informed, empowered, and swindle-proof.

Don't know where you are located but I'm in Central Alabama and ready to close on a 30 X 76 Patriot Pinnacle with upgrades for $7,500 less than they are asking you. I bought both of Grissom's books and have been researching dilligently. You will find that while the SE homes have a lot of "bling bling" the quality of construction won't compare to the Pinnacle. Keep looking. Hope this helps.

To update and brag a little bit, just got approved for 20 year fixed at 5.75% and will be ordering the home tomorrow. Again, I highly recommend the 2 books by Grissom.

Did you get spec sheets? You should have. When a dealer is ordering a new home, there are pages and pages of detailed descriptions of any and all upgrades. However, do not shop for price only. You need to educate yourself on the quality of different manufacturers. First of all, what is included in the base price? Some manufacturers include drywall in the base, some don't. Please take your time and do your homework, and if at all possible, visit the factory. Finally, get every single detail in writing. Good luck.

I'm not as familiar with this brand, but I have been affiliated with Schult, Marlette, Palm Harbor, Cavco,and Fleetwood. I have found that the modern manufactured home is much superior in quality to the one that was built even 10 years ago. After the last 10 years in resale Real Estate, I am now back in manufactured housing (kind of an odd duck, I know).
I'd be happy to give you as much of an apples for apples comparison as possible. I'm sure we can figure out exactly which options the home has, but if not, I'm sure we can at least substantiate the price.
