We are looking at a 62X32 mobile with 50% tape a textured walls and a fire place. It is a 2007 display model that has been at the dealership for over a year. They are asking $64,938. We would be using Vanderbilt financial that offers the Silver Key program which requires $10,340 for land improvements and $1990 for warrenty insurance and title.... for a grand total of $77,268. I've gotten one little drop from them after being there twice. They won't seem to budge anymore on the price. It seems high to me for a display model... anyone have any advice?

It is difficult to judge price without seeing the entire list of features and options. The price for the site improvements seems reasonable and will be the same regardless of which home you select. 62x32 is a lot of square feet.

Price is always set by the local market. Take your loan approval and shop the competition for like size houses to see what the local market price should be.

For a fast and easy way to make a comparison between your local sellers submit your home requirements to the Manufactured Housing Home Finder, the easiest way to locate the BEST BUYS on manufactured homes in your local area. Local sellers who have the homes, locations and even finance programs that suit your requirement will contact you. Then you can let them compete for your purchase

Housing sales are very slim at the moment you might find a similar home at a retailer who is hungrier for your business or you might find that the asking price is an excellent deal.
