You have already found the most thorough in the industry..Take a few hours and review all the free info on the main page, read through the posts here in these forums, these are real people with real answers..Use the search button to refine your search...Visit the book store and invest in a few of the best buying guides in the industry...Then use some of the services here such as "Home finder service", "MLS of manufactured homes" and the lender finder service...I have hundreds of manufactured home book marks in my favorites file..NONE as good as this site...Stop back here often and ask all the questions you might have...

Just remember, buyers with lots of info ALWAYS get the best deals...

Hi,
I am trying to figure out the two ways to register a mobile home. I understand that one way is with the DMV, and would entail paying a yearly fee.

I have also been told it can be registered as personal property...does anyone have any resources or info on the pros/cons of each method?

That annual fee is your taxes...ALL STATES, counties, cities and school boards have some annual tax...

Most states allow you to title the home and register it as a vehicle...As all cars it would have to have a new tag (sticker) every year..This is the annual tax due.

Every state now has a procedure to make it real property..Just like any other type of home..The title gets surrendered and the home becomes part of the real property it sits on...Then there is an annual tax bill we all have to pay..In this case you would have to own the property under the home..Moststates do NOT allow you to make it real property and then go back to tags..This means you should determine which will be less for you in your area..Meet with your local county tax collector and ask to costs of both systems..Some states have a fixed tag price..Others charge advelorum taxes with a millage rate just as they do for real property...GA is an example...The bill would be equally high either way...Used to be FL was far lower in the form of tags at a fixed annual tag price. That may or may not be true now...Check with yours to see which might be better if any....If you figure a way not to pay annual taxes let us know..
