Greetings: I'm looking at a 1990 Marshfeild (16x76) but I don't know how to find out what it's real value is. I can't find a Kelly blue book like for cars.
What is the best way to get a real value without paying an arm and a leg?
Is there a formula or something?

There are "BLUE BOOK" type publications but for the most part they only tell you the market value of pre owned homes. There are several excellent Buyers Guides. The Manufactured Housing Book Store is running a Special 2 Book Offer on the best selling Grissim Manufactured Home Shopper's Guides

If the home is set up some where, try to find out how it is being currently taxed, for example: by the local DMV, or by ILT or LPT status. Having that information, try to find out what the amount of current taxes are, based on what method and value.
