Hello, Introducing me

Hello. I have been reading this forum for several days now, trying to get aquainted with my future Fleetwood doublewide. I should have this home within a week or so after my contract finalizes.

Anyway, the home is a model year 2003, 27x76 Fleetwood Woodland Park 0764B (I believe). It is beautiful and in very good condition, as far as I can tell. There are no signs of settleing or misallignment due to a bad foundation, the walls are not tore up, the ceiling has no obvious water damage, and it has new tile and carpet.

I do have a few questions that this forum has raised for me. First, (and I am not bragging but there is no way to ask this otherwise) I am paying $124900 for this home, and the land was assessed at $30000 by itself. Is a 4 year old Woodland Park worth 95000 in Knoxville, or am I taking it up the ol' tailpipe?

In several posts, I have read that copper plumbing and MH does not mix...is this due to the flexing that an MH goes through?

Welcome....Michael...evaluating value from a long distance is very hard to do...Remember resale prices are VERY much location oriented..Have you thought of having a home inspection...or is it to late...

I can say this..in Knoxville you can buy many VERY high quality, well equipped new homes in this size and price....I would guess Norris, Franklin...are well represented in the area..I know the Palm Harbor store in your area has more then 1 sale home in this size at this time...This is only useful if there is another $30K piece of land in the area you want to be in.....

I thought about buying new, but the Palm Harbor dealer (I know the one you are referring to, as I spent over an hour with him in early October) wants 20% down. We are in a position to do 10%, and was turned down. He had even pulled our credit at no cost to me.

So, I am resigned to buying used. The upside is that the home is owner financed so I am saving $7500 in closing costs. In the area its in, I am thinking I may be able to flip the home in 2 years or so...or maybe sooner if I am lucky.
