Planning Retirement Move in 5 Years

My husband and I are starting to plan our future retirement and move (from California) to Nevada. We're going to be looking for land around Laughlin, Nevada, Colorado River, etc.
I looked into manufactured homes and found a home I love built in Arizona (Factory Expo Home Center) by Redman Homes (Santa Fe) and I have requested a brochure with pricing for their floor plans.
We might be spinning our wheels starting this early and I am concerned at the total costs of the land, home, freight, placement, etc.
I may be wrong, but it looks like it might be more expensive than just looking for an existing home for sale (non manufactured).
I see reading here that the dealer is important, so should we try and find a local dealer in Laughlin that sells this home, rather than buying it from the factory?
