Well the property is bought, and have done much looking at mf home. Have found I like the Palm Harbor and Hart the best. However, my husband now tells me he would like to look at log homes. Any mf log homes out there??? I can't seem to find any.

There are a few manufactured homes built with log looking siding..but most are NOT actual logs...Just a siding that looks like logs....Log homes are somewhat higher priced than manufactured home..I read in a housing trade magazine that in the last 3 months of 2005...The median log home cost about $280,000 when complete...Kit prices were a median of about $90,000...This is nothing more than a pile of parts and a manual on how to put them together...Bottom line..most manufactured home buyers are not into these price ranges....If you are..look for a builder in your area and get final quotes....

Out here in the west (Oregon), you can have half-log siding for an extra $5-8,000 depending on the size of the home. We considered going that route (we live in a forest) but didn't want the maintenance, and our place came standard with Hardi-Plank/Panel (fibercement). So we passed on that option.
I agree with Mr. Murray about true log homes - you get a shell and parts for $90K, need to contract for the foundation, wiring, and plumbing. We looked into it and decided we didn't want to work til we were 90.

In the Midwest log siding is available from Fairmont and Fall Creek.

Thanks for the info. I am located in Southern IL. Is log siding available in the PH or the Hart?

I cnannot speak for Hart Homes...but I do know that there are no Palm Harbor's with log siding...Actually there is only 1 Palm Harbor dealer in IL.....

That is the one I am working with now. They are located about 20 miles from where the house will be put. Now another question...

This dealer told me they put the home down on the blocks and most others only use the blocks as a fancy underpinning. I have not have time to check into the other dealer I have talked to but I have heard this is what most do. What are your thoughts?

In your area most new homes should be sitting on the wall as well as cross beams or piers. (for a crawlspace, all basement homes sit on the walls and center posts).
In order to get the 40# roof load that is advertised by Hart the house has to sit on the wall. I would insist that the home sit on the walls with either the Hart or the Palm Harbor. Check with both retailers, though, and more important check with people who have bought homes from both. This is the kind of thing some sales people use to scare you away from the competition. It may well be that both roll or crane the home on to the foundation (so it sits on the wall) rather than blocking up afterwards.

Most manufactured homes are actually set on piers of blocks with a block or brick skirting wall.....It is possible for the home to actually sit on the perimeter wall...

Sounds like your dealer is talking about a manufactured home and set on block piers...With some sort of block skirting...Both the piers and the perimeter wall should be on footers poured below the frost-line...Ask to see the manufacturers set up manual and be sure yours is set by these standards...
