2002 Dutch Single Wide

Can anyone give me a rough idea what a standard 16x56 2002 Dutchess should go for in great condition? The owner is asking 24,000 but the mobile needs tore down and moved. It looks like a standard base model except it had the appliance upgrade package and a few skylights added. I am considering buying the home but unsure if the asking price is reasonable? I believe a similar model new would go for mid-high 20's new. Any opinions would be appreciated.

Hi,

Personally I would not pay the asking price or offer a price near what is being asked for this home.

If I were looking to possibly purchase a used home I would get an appraisal on the homes I was seriously interested in purchasing and I would make any offers based upon the appraisal.

Just my 2 cents.
