Titles or Deeds

My mother just bought a Modular Home in a 55+ community. When she got the "deed" yesterday, it was actually a title from the Department of Motor Vehicles. Her home is on a crawl-space foundation (concrete and block), with a full porch, patio, shed, etc. It's not on wheels, although it was delivered that way - in pieces.

Is this right? Why isn't this a deed like any non-manufactured house? We had no idea and she's pretty upset, as am I.

Anyone out there willing to tell me more about this?~?~?

Does she own the real estate under the home...If so she can go to the county and retire the title and the home will become part of here real estate deed...But if
she is in a rental community..the title IS her document of legal ownership...Of course this is a treatment different than a stick house..had she built one on a rental lot the home would be on the parks deed....Be glad she owns the home and does not have to pay payments...

If she paid sales tax that should have been the clue it was considered a mobile home.

It is classified like a doublewide unfortunately. When you say why isn't it a deed like any non-manufactured house, it actually is a manufactured home. Whether modular or doublewide, but not stick-built. She will probably find out the difference in a few years.

The argument is "you should have read the fine print" but this isn't always possible. People love to attack us and say we didn't read the fine print, but now a days there is too much of it.

I'm sorry for you guys. If and when you sell, sell it as a Modular in a 55+ community and make no mention of manufactured. You will get a buyer as well.
