Nettles Island manufactured home

Am looking to purchase a manufactured home on Nettles Island, a small man-made island off of Hutchinson Island in Jensen Beach Florida. Beautiful location, private beach, own your lot. Priced between 150,000 and 235,000. Had planned to purchase five years down the road to Winter down there from Boston. But prices have exploded down there. Am affraid if I wait I will be priced out. Can I get some opinions on buying now, using for vacations and renting unit while not there. Also opinions of Nettles Island from people who are familiar with it. Thank You
