RMurray - How do I find a Repo?

I have read through many of your posts and you seems extremely knowledgable on this subject and provide straight forward answers. You had replied to a previous post of mine; I am a big concerned about venturing to a lot and finding a home, I would rather find a repo in the field w/ land already set up.
I have been looking at several around here..
I make around 24k yr, good credit, prob 600 range (no lates, no new collections *only 1-2 med collections, small* in the past 4 yrs) My bills total maybe $450/mo.. My daughter will be helping me make payments as well and her income is a bit more than mine, but her credit isn't so great. What realistically do you think I could afford or be approved for?

Often it is hard to answer these questions exactly....There are a couple of companies with tons of reposssessed homes sometime with land....that are somewhat agressive on finance...You will need to find one of these....You might try this web site....

Also you might qualify for a FHA foeclosure..you will find them with local real estate folks...You should be able to qualify with FHA finance on a modestly priced home...Good Luck

21st is spending fortunes trying to sell its ever larger group of repos..I hope you have tried to sell them an ad....

I checked 21st and thought some of their prices to be overpriced.. Vanderbilt seems to have decent prices on their reposessions.. Does Green Tree have a very large portfolio? I have been trying to get ahold of them for DAYS and am on hold FOREVER and cannot seem to find them their REO's online as the other 2 have online listings..

The truth of the matter is, you are probably a better candidate for an FHA new home. If you buy a repo, almost every company out there is going to want at least 20% down on whatever, but by your post, I figure that you quailify for and FHA new home, or a repo already in the ground at zero down.
Depends on what part of the country that you are in. Here in South Texas, repos with land are becoming increasingly hard to find.
I deal with both 21st and Vanderbilt on a daily basis, and sometimes I don't understand why they are so tough on downpayment, but they have been for about the last year.

I am in East Texas.. Tyler Area.. I have found some around here with land that I do like but am not set on.. I guess I am hesitant to go buy new because of my low income.. I have a very steady job, been continously employed for years but have just thought a repo w/ land was my only shot at getting something I would like.. I haven't thought I could afford a new home (I want DW) and land with my income because whenever I go to mortgage calculators, needless to say it doesn't add up to alot.. =(
