Skyline MH florida

I have been looking at Skyline mh in Kissimmee fl and was wondering if anyone has any info as too the quality of these homes. The dealer I talked with said the base price range was about 75,000-80,000.that was without tax or site prep package which would run about 25,000 for driveway, shed, screen room etc.He also said that they require 50% down with order,25% on delivery and 25% after inspection walk , does down payment seem out of line?
I also asked about floors being plywood and he said they were,but when looking at factory tour on net they indicated that they use Novadeck.This dealer also said they could be built and delivered in 2 months tops,wondering if this is so, since I understand Jacobson and House of Merit are 6 - 8 mo out. If Skyline is puting homes out this fast is the quality there? Thanks for any info.

If the salesperson stated you needed 50% down, he is assuming you have not arranged for financing. Most dealers will get a "loan commitment" letter from a lender. A reliable and reputable dealer normally secures your financing and can obtain a construction loan to permanent financing, which all seems intimating. as with any purchase you are not totally educated about the process. If you are paying cash, since they have to special order a home, and you decide after it has been ordered, (which most sales centers have to pay "floor-plan" which means a percentage of the home) no one wants a home on their lot that was specifically made with colors etc for you, it is not out of line to require a $5000 to $10000 non-refundable deposit - 50% maybe a little excessive, however, you are in an area that was hit extremely hard by the hurricanes, so supply and demand has taken over.

You may want to check on line by putting in the skyline mobile homes in google and see what pop's up, i.e. quality etc.

As far as nova-deck that is standard in that manufacturers home, however, they can upgrade to plywood or osb.

It is always recommended that you ask for previous home purcasher's that you may contact. Liking the dealership, trusting your salesperson, is only part of your package, you must feel "safe" with whatever manufacturer you select.

All in alll it just sounds like you need to talk with the Owner or General Manager your sales person doesn't seem to know his/her stuff, or they just didn't spend enough time with you to answer your questions.
