I am thinking about bying a MH show home off the lot. I am looking at a 2004 Skyline Greenbriar series with 2,300 sq ft. It has about $6000 worth of options like tape and texture in main living areas and a bar in the FR are the biggest. They will put in some basement steps for free and add a 7 year warranty. The price I have negotiated down to is $72,900. There is no freight since it is already on the lot and i have negotiated down their "crane fee" by getting numbers from other dealers. I was quoted a price of $74,900 to order the same home with everything standard. So is this a good deal?

Just comparing it to the size and price of the home we got this year,((locking in the price in early 04) it seems like a great deal. Although I don't know anything about Skylines.
Our brand new Palm Harbor was just a little over 70,000 when we put down our deposit and is only 1700 SF. The price would be quite a bit higher now.

A $2,000 discount for a lot model is typical. You usually get a discount because of the extra wear from showing the home to potential buyers, and your warranty coverage for cosmetic items will be more limited. Find out when the house was actually built. If it was built in the first half of 2004 you aren't getting a discount at all. The price the retailer pays to the manufacturer rose dramtically during 2004. If it was built in the last half of the year then you are getting a discount.
