Buying a Single wide trailer

I am interested in purchasing a single wide "trailer" in a park in CA. The owner told me it is registered as a trailer and not a home so I was wondering what legal paperwork or steps do I have to take to transfer ownership to myself. She is selling it herself, no real estate agent involved, and this is my first home purchase so I wanted to make sure I did everything right. I already rent in the park so I am familiar wth that aspect of the location and I know the space rent amount. I also understand that I will need to purchase insurance. I am having an inspector come out this week and after that I was hoping to leave a deposit because I really love it. Please it would be great if you could let me know any steps I need to take, I am very new to this and don't want to make any mistakes. Thanks!

I too am a first time MH owner. I purchased a repo single wide 3 months ago.

I'd like to offer some advice. Spend the extra time and money to have your MH inspected by someone experienced in MH. Make sure everything seller promises you is in the contract. Don't just take their word. BEFORE you sign contract, read it carefully and take it to an attorney. Don't let the seller pressure you into signing contract right now.
