modular and other upgrades?

Looking to purchase a new modular/MH home from a Central Texas area dealer(Austin/San Antonio). I like some of the layouts/upgrades/features of the Palm Harbor Sawgrass 76A2(ie 6/12 roof, tech shield, 6in walls). I looked at the Karsten website but their plans do not suit us. The PH reps at each office say almost any model can be made into modular for about $15k more. What specifically is the difference? I don't think an on frame home can be considered modular even with a 6/12 roof. Anyone purchase the modular upgrade to their home? The layout of this plan indicates Select series. Not sure if this is different from the Masterpiece series as far as standard features are concerned. Thanks..

I upgraded my Horton to a modular, cost was about the same price you've gotten, around 15k for the conversion, another 6k for the crane to go off-frame. Once it's off the frame, it's considered like any other site built home.

Here's the differences on mine...

Since I went off frame, floor joists were upped to 2x10's

Modular requirements are different in every state...

Most states ...but not all...have only off frame modulars for residential use...

Your state has a good web site for modualr homes..even a page that directly answers your question..Go here for much info on mods in TX..

http://www.license.state.tx.us/ihb/beforebuying.htm

As far as the differences in the PH mods and the manufactured home version..ask your sales rep..he/she will have a specific list of all the differences..

I found the department that regulates this business...the web site is no where near as useful as TX...but there is a lot of info...little for consumers though..
