Package pricing

I am considering having a new mfg home built. I have picked out my site and a floor plan at a local age required (park) or whatever you call them today.
The salesman WILL NOT give me any breakdown of the costs. For instance, I want to know how much for the transport and placement of the home. Tax is being charged to a (package price). This doesn't seem right to me.
PLEASE help! I don't want to go forward if I'm being duped in some way. I already feel that the price of the new home is a little steep and their lease cost are the highest in my state!
I need speedy replies because the ball is rolling fast. But I still can cancel out the whole thing now if I need to!

Sale tax policies are set by the state....Call your tax office and ask them the policy in your state..It is common that the tax be on the whole sale..delvery included..this gets the state the most money...
As far as the component costs are concerned...does not matter...what is important is the total cost of the package..delvered..set..a/c..skirt..and what ever you want...Compare this with other similar homes in your area with the same package items.....There is noting to stop you from offering a little less...
who cares if 1 dealer charges $3000 to set..but 61000 for the home..and another charges $4000 to set and 60000 for the home...Total is still the same..

Murry,
Thanks for the quick response! This salesman won't even give me a "base price" for the home I want. This makes it difficult to compare costs anywhere else.
Any other info will be greatly appreciated!

Get all your quotes on the same terms...Delivered and set makes sense..but if you desire info on another basis...You are the buyer...He should answer all of your questions...Ask to see the sales manager..or owner..

We publish our base prices for everyone to see. A park set should be easily estimated, likewise transportation. I'm in Northern Calif., but there is NO reason that you can't be quoted a base price. I would see the owner of this outfit and maybe just go somewhere else.

a price is not given a head of time...sounds like it can bite you in the butt later....get prices up front or go elsewhere....sounds like a scam waiting to happen....

Explain what type of scam it would be to not give me a break down.
This guy just said, we only do package pricing. Why would he not give me a breakdown? So I wouldn't shop around?

Ah...the home is already set...much different sale...when buying a home in a community..you are buying the location and the community as well as the home...your only alternative is to compare prices of this home and used homes for sale in the community...
Now..I will defend the salesperson...homes set like these already have the work done...the sale person might not know how much was spent on the set up..he might very well be only told the selling price...Of course he could have been a little more helpful...but since they do not sell out of the park...he/she probably has no idea of the costs..
Ask to talk to the sales manager and discuss your concerns...sounds like you need a little more convincing that the community is for you..Smile..Good Luck

More than I can afford...but I do not live in a high cost area....Go for it if it fills your needs..
