Here is what happened to us.

We bought a mobile home from my Great Uncle. Now 6 years later we bought 2.6 acres of land. We financed the land through a local bank that we had a history with. As we got further along in thinking about moving, we decided to try and get a better home and not have to pay for moving the one we live in. This one is a 14' X 56" Nashau located in Lubbock, TX. When we decided on a new home we began talking to all of the area dealers. On the land we gave 5900.00 for it, we borrowed 10,000.00 to help with improvements; well, septic, and other. Then we found out it all cost more than we thought. Well and land used up the 10,000.00.
After going to see a few dealers we found a single wide repo that was nice, so we let them run our credit. A few days later the lady we were dealing with told us "NO WAY WERE WE GETTING A HOUSE" Our credit was too bad. So we were disappointed until we talked to another dealer. This other dealer was offering new ideas to us. We agreed to let the salesperson pull our credit, after she started talking about a land/home package. No other dealer had offered us this option. And the she started showing us new DW that she was pretty sure she could get us an FHA loan on. This started in October 2003. After various setbacks, title, title company, loan officer, the house was moved and set up today.
We were going to trade in our current home, but the loan was finally approved with no money down. We will be getting a 32'X80' Siler Creek set up on 2.6 acres with well and septic for $74,000.00. I think we got a good deal. After waiting for 9 months and all.

Thought I would let everyone know that sometimes it really takes time. But the wait seems to be worth it.

Your wait was well worth it. We just settled into our new Champion for $83,000 and we are very happy also.

what's your interest rate? Hard to tell if it's a good deal if you don't know the rate.

It is a much longer process than you think it is, that's for sure. After 7 months, I finally had a house! I've got about another month of on-site work before I can move in. Still have to paint interior, dealer has to come do all their repairs and touch ups, etc. Underground electric is scheduled for next week.

I closed on my loan last week at 6.25%.. my first payment is due aug 1st, and I am hoping to moved in by then!!

I went with a Horton DRB as a DCA off-frame modular, I think I got the last one in the production line, as Horton stopped offering it shortly after I ordered mine. This is a 32x76 (29.5 x 76 actual size, the rest of the width is overhang, no frame, so no tounge to count.). unfinished drywall, no appliances other than gas stove and eletric water heater, but carpet and linolium throughout and textured ceilings. Walls are just a touch over 8' (8'3" I believe).

Though I haven't gotten to move in, I'm reasonably impressed with the home. Even here in north florida, a single 5000 btu window unit running on an extention cord is keeping the home below 80 degrees. My one complaint construction wise is with the roof, I have the 4/12 roof, which was built with doubled up 2x2's. I found out later that, had I gone with the 5/12, it would have used 2x6's. Never the less, the home is rated for 140 mph.

The thing to remember here is this is your home, probably the biggest single purchase you will ever make and you will be living with it, litterally, for a very long time. Take your time, investigate, ask questions and be patient and don't just jump on the first 'good deal' that comes along.
