We are looking at used MF home on acre land. We are being told that in order to get financed we need to have the home retrofitted (permaent foundation) according to state requirements. This seems to be a new law that came into effect as most of the MF homes on land here are not retrofitted. I have been told it will cost around $3,000 to do this. The price of the deal is a steal and I would be willing to pay for this. My question is has anyone had this done and what should I be aware of. Will they make sure it is level before anchoring? I would like to get all the information I can. I do know that they say, get a professional because it has to be according to ridgid specs.
Thanks for any Help on this.
Retrofitting in Texas
Re: Retrofitting in Texas
Hey,
Actually this is not a state requirement. It is a lender requirement most of the time. FHA, FNMA and some subprime loans require the home be permanently attached to an engineered foundation.
It does help in the long run....if done correctly. Down the road if you want to sell your home, it could be purchased by a buyer with a conventional, FHA or VA approved loan. The key is making sure it's done correctly.
Good luck

Re: Retrofitting in Texas
hello i have an existing mobile home 28w x 72L and would like to retro fit this tie down system , i have got the engineer drawings from county fha inspector ( randall county) near amarillo and was wondering if this is something i could do myself or do i have to have engineered plans etc. it doesnt look to be too hard of a project and i do not have alot of cash to pay someone to do this . the reason i am doing this is to refinance this home and land thru fha with better interest rate. any info on this subject would be appreciated thanks andy robison
