how do mortgages work on mobiles?

I'm looking to purchase some land in the next year or so. Eventually I'd like to build a house on it but to start with I'd like to move a nice used mobile on to the property and live there for a few years.

I'm in canada in case the rules are different

Here are my questions. I've been told that I need 25% downpayment to buy raw land. I'm aware that buying the land and then building a new house also is different from a normal mortgage that only requires 5%-25% downpayment.

If the mobile home is already setup on the property then it is a normal mortgage requiring 5%-25% downpayment.

What about moving a mobile to a piece of property like I would like to do? Do I have to buy the raw property and then get another mortage to buy the mobile? does it fall under a construction loan?

Really want I'm trying to figure out is how much downpayment do I need to buy everything. If they will just say, you're good for it, here's $120,000 like the will with a regular existing house I'd be happy.

Not familier with the Canadian rules...

I'm not sure how all Canadian mortgages work but where in Canada are you?
