newbie in CA- any info on homes, ratings appreciated
my dad just pitched the MH idea to my DH and I, with another set of twins on the way- it sounds like a good idea to us. while land here is scarce at the moment, thats the route we will go. i am diving into the research headfirst and like what ive read so far. can anyone give me the basics of MH buying- esp. here in CA, buidlers, ratings, etc? ive read a good share about palm harbor- what do we need to know about trying to get one in so. CA? what should we be looking for in/at a dealer? thanks for reading!

I have a MH in CA and already have over 100K in equity. You cant go wrong with any realestate here. just do alot of reseach. and if possible buy your home out of state. the CA manufacturors do not build their homes to the same standrads as other states. this is based on climate and mild weather. the wind rating and soforth. the dealer is almost more important than the home you buy. you get what you pay for. If spend 100k on a home you will get alot more quality than if you spend 50k I speaking for similar size and options. so cheaper is not always the better deal. I can't stress how important it is to do research! on the home dealer and contractor they alll can screw up.

Interestingly enough, I don't agree with DanF. Most states are trying to make their homes more like California because in California they have really rigid codes because of the earthquakes. I toured the Silvercrest factory in Corona this past weekend. We have a home currently on their production line and wanted to see if we could see it. I have researched MH for over 1 year. We went Silvercrest because I think it's top of the line. Lots of options that come on other homes are standard on Silvercrest. If I were you, I'd take a look at the HUD code for California compared to HUD code for other states. I'd never purchase my home for California from another State...for one thing....has too travel further, and another, why pay money into someone else's economy? We're working with Advantage Homes which has like 13 agencies in California. Good luck!

The HUD code is a national code..the same in every state..except for some differences for obvious local conditions...such as thermo zones..and wind zones..
The CA..earth quake rules have nothing to do with HUD...they are extra ordinary set up requirments that any home set in CA would have to follow..even if it was bought out of state..

California has good and bad home manufacturers, just like any other state. What you need is a comparison guide and an expert who can fill you in so you do not have to do months of research.
