Hi, I have been looking at Clayton Homes for a year. I am planning on purchasing a modular and having it placed on two acres. I asked the salesperson about a moldel called Jamestown that is a modular and they are planning on getting it off their lot so they can get a newer model in, so I assume it is a 2003 model.
It has a high pitched roof and is 1,642 sq feet/3 bdroom/2bath-the salesperson told me that it had been selling at $90,000 but since they are trying to get it off their lot to get a newer model I am asking for a lower price.
How much room for negotiation do I have here? I would like to ask $80,000.
Is this reasonable. This is a discontinued model.
Can I also negotiate on having some of the furnishings added in there along with it?
I am a first time home buyer, a single woman, and I am trying to make the best purchasing decision here. Thanks for any advice.

You can certainly make an offer to the dealer on this home. Genereally, if you have excellent credit, perhaps 20% down payment, and the home is to be set on a permanent foundation, you should have the leverage to get a price reduction.

Also, if the dealer won't move on price, wait for awhile. If it is a 2003 model and doesn't sell, the dealer will discount it sooner or later to move it out. I wouldn't mix in adding furniture, etc. Make the deal as clean as possible.
