deed and title

how do i go about changing from title to deed on my new home? Home is on perm foundation and land is paid for, I live in NC. Will insurance and taxes usally be cheaper if listed as real property?

Every state has a different proceedure..Go to or call your local tax assessor or recorder of deeds (Clerk of the Courts in most areas) and ask about the proceedure...There is one in NC..

Insurance will not be different..Rates are by type of structure and zip code..not by type of ownership..remember one thing..insurance rates vary a lot from company to company..and from zip code to zip code...shop every insurer in your area..

As far as taxes are concerned..Usually taxes them selves are not lower..but often state allow homestead exemptions on homes with land that they do not allow on home only arrangements...lower the amount you have to pay...A few states (Florida comes to mind)..taxes are much higher when included in the deed even with homestead exemption..Directly ask your county tax assessor what they will be after the change..

Rose , I am also in N.C. , you will have to go to your local register of deeds office and tell them what you want ,they will give you a form. once you fill this out you will have to have the property reserveyed and documented oh and dont forget the fees..

your insurance may vary a little but your property taxes will be higher, because as a mobile home its taxed like a vehicle .
