space fees

I'm new to the whole mfg home shopping. My husband and I qualifying for very little in the traditional home market and thought of buying a mfg home. There are great ones well in our price range but I know I need to take into consideration the space fee. How would I find this out? Is there a basic average based on area and the actual space the home takes up?

I am in a similar situation... I have been trying to find a park in my area that might be resident owned, as opposed to just renting the lot; for a lot of reasons including financing and the ability to have a say about how the park is operated....
Just my 18 cents' worth (that is 2 + interest, inflation, income tax, and insurance)

I think I worded my question incorrectly. I'm trying to estimate at this time what the space fee would be. How does the community owner arrive at a cost. I'm imaging the cost would rise based on the size of your home (single vs double, ect.).

Just like almost any competitive product in the marketplace..the price will be what ever the market will bear...
Space rental in particularly desired locations can be as high as $1000 per month...to dumps far out in the woods at $50/mo...and everywhere in between..
You will have to shop the market in your area to get any idea about costs..

I live in Des Plaines, Illinois and pay $450.00 a month which includes: Lot rent, garbage pick-up, snow plowing, and water.
We have only lived in the park for about a year. When we brought the home, my husband and I were told that the rent would go up about $10.00 a year. This past year- 2003 to 2004 - the rent went up $13.00. Just wondering what is the average rent increase in other mobile home parks?

Hard to say in your area, but in my town space rent goes from$140-240 for a double lot, and $85-180 for a single. Just depends on the park. The higher rent doesn't necesarily indicate the nice parks, either.
It's also near impossible to put a mobile in a park around here, if you want into a certain park, you gotta buy a mobile that's already there.

Standard Lot=$341/mo., Premium Lot=$361/mo. 425 units located in Cen. Tx. Community owned by a corporate company that owns 18 or so communities up and down I-35 in Texas. Increases for the past 7-8 years have ranged from $12-$15/mo. to $25-$60/mo. Services only include trash pick-up. Started out at $220/mo. summer of '96. Not a happy place to live either! Absolutely no management available or accountable. Rules are open for anyone's interpretation. The park was previously established and purchased by said company back in '95-'96. Park's been in existence since early-mid 70's! Land/Home packages rule!!!
