De-title a DW?

I think we have finally settled on a home ("Armstrong", a Patriot home in the Lincoln Park line). We are getting lots of upgrades and placing the home over a full walkout basement. As we were talking with the sales center's financial rep today, she mentioned that we may be able to "de-title" the double wide so that it would be treated as real property and would appreciate as such. Has any one ever done this? Are there any negative ramifications? How is it done?

Every state has its own process...
Basically this is a tax transaction...Check with your title office..or your local tax accessor...If you get a mortgage the closing attorney usually takes care of this process...it is required by both Fannie Mae and Freddie Mac...the lenders with the best deals for you....

By the way...This mortgage originator is showing her ignorance...The type of paperwork ownership has NOTHING to do with appreciation..Appreciation of your home and ground is completely location dependnet..and condition dependent...If your location is desirable and you keep the home in good shape..resale of the package will do well...

Thanks for your reply Mr. Murray! Could you tell me the advantages and disadvantages of going through the process of having the home de-titled? Is this a common practice?
