Prospective buyer of Manufactured home

I may be repeating some of the questions that came from Robert and Tara?!

My husband and I are interested in purchasing a manufactured home and placing it on our own land in Michigan. However, reviewing the zoning ordinances in each of the townships we're interested in, manufactured homes are discouraged (at least as is). What are the additional costs incurred when placing a home on your own land ( outside of land, excavation and foundation)?

Also, we've priced a community/subdivision that allows for a garage. What are the costs included with a lot fee within a community? (ie. water, recreation access, taxes, etc.)

What is the resale value of manufactured homes, I assumed one in a community with a garage would have a better resale value!!
