Hello All,

As everyone has seen from all the different post from Tara and myself you can see we have been searching and searching and pricing and comparing etc... We have decided opn a florro plan which everyone seems to carry... We have found the same home ranging in price from 52k to 78k General seems to have the best priced under the construction of "Cypress Pointe"... We have compared construction to that of Horton , Fleetwood, Oakwood, homes of merit etc... General makes the same house with the same construction as all previously mentioned... I know every dealer says well fleetwood is a better product same as horton and oakwood say also... SO my question would is this...

We have laid out the construction brouchures out on these four dealers on this same house... Everything is a perfect match 16in centers etc all the way down to the insulation in the walls floor and roof.... Why such a varience in price....

And does anyone know anything about General / Cypress Pointe homes... They have everyone beat as far as pricing....

One more question... As I said before we are trying to get some assistance from the government as far as down payment assistance they say they will do a manufactured home but it has to be a perm foundation how is this accomplished and how much$ to do this?

I am sorry..I am very familiar with all of these brands..and you are being vastly miss informed......

Since you have spent a lot of time..and want to make the right choice..I would suggest a plant tour of the homes you are comparting...I would forget the OH..but go to Waycross and see the General being built...then go to Lake City and see the Homes of Merit..then go to Eatonton and see the Horton...There are many differences in these homes....

It would be well worth the trip to see the bunch...One thing is for sure..The manufactured home business is VERY competitive in the SE now...A $14,000 difference in the price IS reflected in the product..

The "down payment" assistance programs you refer to are usually involved in FHA finance...FHA does require an engineer designed and inspected permanent foundation with block or brick as a perimeter wall...Footings and anchoring are different..These should add about $4000 to the normal South GA set up...FHA has some other requirements...such as a 2/10 warranty (Generals does NOT full fill the requirement), termite treatment and extra ordinary water tests that add another $1000 to the price you will pay...Now..remember the down payment assistance is only available from a charitable non-profit..if the seller make a contribution to the charity at the down payment amount..PLUS about $650...Candidly the dealer will add this to the selling price..Any dealer you are working with should be able to help you with these programs..

I was FHA financed, please tell me what the 2/10 warranty entails, and where can I find info on this warrenty in this mountain of papers I have
I bought a PH and was aware of the 1/5 policy from PH, like you stated earlier I did have to have all the footers/peirs inspected..termite treatment..the list goes on..and on etc..
