Horton homes

I am shopping for a new home, and looking seriously at a Horton display model. It is a 2002 (66 X27, 1760 sq ft) SH02 model. The dealer is pricing it with several upgrades at $44,000. The upgrades are: fireplace with 4" hearth, deluxe kitchen package including cabinet and appliance upgrade, Good Cents insulation package, upgrade faucets, one-piece fiberglass shower in master bath and tub/shower in second bath, 50 gallon water heater. Round tub in master bath will have jucuzzi package added for $600 more. Has a 2 1/2 ton heat/cooling system.
Does this sound like a fair price?
Anyone with comments, good or bad, about Horton and/or Dynasty Homes, please share!

Excellent buy..

You do know that Horton and Dynasty are exactly the same home except the floorplans..

Yes, I was aware of that. Mr. Horton just made a line of homes as a legacy, so I understand, and named it Dynasty.
Is there any way to find out the "retail" value of this home? Or the "book value"? The dealer tells me that that does not matter, that the financing will be based on the appraised value of the home and land. True or not true?
Also, all my research tells me that a Horton home is one of the best on the market. Do you agree?

He is correct.....but the story is not...both home are the same..Horton family name is on one...the
Dynasty name is just so he can have 2 "excluesive" dealers in one market place...

You dealer is correct with the info about appraisals..

There is no better built home...except in 2002 Hortons were std w/ Novo Deck...pressboard floors...with the available OSB option...there is no better home..

Your price sounds very good to me. I just started looking in Dawsonville ga. The dealer wanted 72,000 for a 1800 sq ft. I had the same stuff you described plus some room sheet rocked.

What dealer did/are you using for your Horton Home? How can I contact them?

We have been looking at Horton Homes since Sept 2004, I lost my home in a hurricane. We liked the models but are having a terrible time finding a dealer that follows through with their word.

The dealer recommended by Horton Homes Sales did not complete the building permitting correctly, repeatedly failed to send correct documentation, but keep us hanging on for months. We have spent $4000 on the permitting process, and now in less than a month one of our permits will expire.

I called the Horton Homes Sales Director this time and he promissed that he would find us a dealer and to have faith in him. He did not, and did not return our calls. We are so tired of being lied to.
