I have been looking for affordable land in San Diego County for some time now and have not been able to find any that meets my criteria as yet. I know some of you don't speak highly of manufactured homes in parks but I have recently been looking at them and, although there are some trashy parks, there are also some very nice ones. I came across an adult park in my area and practically all of them are beautiful. The homes range from 1300 sq ft to 2000 sq ft. Lots of property around the homes. The lease in the park is 77 years. There is no park manager. There is a board of people who live in the park who meet regularly on issues. They pay for water, trash and cable. The park maintenance fee is $160.00. You basically pay for the land the home is on. You can also pullout an existing home and build your own home and set it in. This is what I would like to do. They have many amenities as well. I really had no desire to live in a park but this is very tempting. The retailer that I plan to buy a home from puts many homes in this park and one of their own people lives and has a beautiful home there. So, should I continue to look for land or do you think this is not a bad idea. I would appreciate any input. Thank You.
