We have finally decided on a home...

It's a Palm Harbor DW, model 76A3, Mastpiece. It's 4 bedroom, 2 bath, with a parent retreat. It is 2077 square feet. It includes a built in computer desk. It has tape and texture in the master bedroom, livingroom, dinning room, and family room. It includes a fire place in the family room. It also includes a dishwasher.

We are upgrading to double pane windows, up flow vents, side by side fridge, smooth top stove, 50 gallon water heater, having the master bedroom wired/braced for a ceiling fan, R-30 in the ceiling, 12 seer A/C, and adding a sliding glass door.

With the upgrades, the final cost is $70, 174. That was pretty reasonable compared to the others that we looked at in this area.

We are pleased with our choice, and feel we have made an informed decision. Thank you so much for all the help I have received here.

I do have some questions...

I live in Texas, so winters are not a problem usually, but the summers are HOT WE have R11 in the walls and floor, should this be upgraded?

What is the difference between a 10 seer a/c and a 12 seer a/c?

Is there anything that I am missing?? An upgrade that someone would recommend?

2x6 outside walls with upgraded insullation would be a good upgrade. The higher the seer rating the more efficient the unit so 12 is better than 10 and 13 is better than 12.There comes a point where the cost does not pay off and around 13/14 seems to be the break point. Is your Masterpiece built in Ft. Worth

i also live in texas and previously asked (on this board) about upgrading floor insulation because one dealer told me it wasn't necessary. murray replied to my question & said "... the small cost of upgrading is nothing compared to a lifetime of high energy bills". although i would rather spend the money elsewhere, i can't argue with the idea that more insulation will not hurt in any way. i can't think of anything i would hate more than sky-high a/c bills in august. by the way, on the house i "think" i've decided on (well, this week), i did up the insulation to r33 for roof, r22 for floor and r19 for walls (that's the highest they would do in walls).

Good choices...When energy rises in the future you will be glad you spent these few dollars..

Is your Masterpiece built in Ft. Worth

Yes, it will be built at the Fort Worth plant. The outside walls are 2X6, but we are considering upgrading the insulation. Thanks for the advice.
