manufactured home indecisions

Post by Gary » Mon Apr 07, 2003 8:03 pm

We are thinking of buying a MH for the 10 acres we bought......while reading
up on alllllll the info on the web we are more confused than ever! We live
in Illinois, is there anyone out there that has something good to say about
a paticular company. We just aren't sure which one would be the safest to go
with. I don't want to be repairing things 6 months down the road
Any and all comments will be appreciated.
Thanks

I'd say....

Start by buying Randy's books. All the info on the net can be overwhelming. His books cleared things up and help us make an informed decision. It took about three days to get them after I ordered them, and the information was priceless.

We've seriously been looking for about 4 weeks. We started with a list of 6 manufacturers. We have decided on a Palm Harbor DW. And we are pleased with our decision, and have no regrets.

If you go with Palm Harbor, visit more than one. Keep looking until you find one that has a sale center and salesperson you are comfortable with. It took us 5 visits to three different PH's.

Our first choice was to go with Solitaire or Patriot. Both make quality homes. We did not choose them because we had trouble finding a floorplan that we liked. But they are our first choice for high quality built homes.

If you want long lasting, you have to look past the surface and really look at the construction. Randy's books will help you know what to look for and what to ask.

Hello, you sound like you know what you're talking about, so I had a question for you. What is the differene in resale between manufactured and modular? A friend of mine who is going into real estate told me to stay away from manufactured homes because they don't resell very well. She said since it is on wheels it is considered personal property and can be moved so your land is your only thing that you can sell and the house is just a possible item to sell. Any help you can give would be great, thanks!

Sincerely, Sarah

Yes, I heard this too when I was house-hunting, yet I saw several doublewides on the market (on their own land - NOT rented land) that were priced right up there with site-built houses. Check out the real estate listings in your area on the internet and you'll see that your agent is WRONG.

I think your friend needs a little more experience and training before she gets herself in trouble..
