My other half and I are looking into buying a MH and have some questions that I haven't found answers to in the forum:

1. What do you think of Palm Harbor? Quality, warrenty, service.

2. What, in your opinion, is the best manufacturer selling homes in the mid Willamette Valley, Oregon (Salem, Albany, Eugene)?

3. What should we realistically expect to pay per square foot for a good quality home? Palm Harbor gave me a price of $36-40 per square foot-how realistic is that?

4. Land-home options. I have done a lot of reading and am hearing mixed reviews of both the process and the quality. Typically-what can I expect? We do not want to rent space in a park, and would prefer to own land. Should we instead buy the land seperatly?

I know these are loaded questions, but any assistance you can give would be appreciated.

I cannot help with the OR related questions...I am sure someone else will...but you asked..

If you mean buy and finance the land separate from the home..the answer is NO...Rates on the land and the home are MUCH higher this way...Buy financing the package you will save at least 4% per year...a substancial amount of money..

If you mean buying land (developed or undeveloped) from one party and the home from another...this is fine if you finance the package in 1 mortgage...

Go to Conser Homes just south of Albany at highway 34 & I5. They carry several good quality brands. We own a Skyline and are very happy with it. Go with property & home through the dealer. Its your best bet.

We recently placed a triplewide Karsten (Stayton, OR) from Santiam Homes on our land. The cost ran about $48 a square foot, including concrete slab and block foundation. This home had a few upgrades - carpet, 4x4 glass skylight, covered deck, lap siding. So far, I have been quite impressed with the quality.
