Modular vs. Manufactured Homes

I've been told by Fleetwood that a modular home (i.e., not your regular manufactured home, but a house set down by a crane) can be put anywhere that a site-built home can go - this is in Georgia. Does anybody know whether this is true? I would assume that Fleetwood knows what it's talking about, and I'd have to check it out with the county I'm buying in, but wanted to get an answer here too.

Most likely true..You will have to talk to your local plannign and zoning department...Most manufactured home companies in GA offer modular versions...and there are some modular only companies that sell into GA.....
The modular version usually will cost more because it comes with no frame and requires a different foundation...and just getting the home off the truck onto the foundation can cost $4000..Companies like Fleetwood build a completely different home as a modular...much better than the standard home and costs much more...Others like Homes of Merit...who already build a top of the line home offer modular homes as a no cost choice..(accept the crane and added expense of the foundation)..
From what you have said about the area...this might be a viable alternative....It probably will overcome the zoning issues...It will not over come deed restrictions...these additional land restrictions might very well forbid modular homes...

Deed Restrictions - Ya' can't win, can you? I'm just wondering, though, if I found a lot in an older sub-division (30 years old), would there likely be any deed restrictions for this type of house since modular homes were not in existence then? Or WERE they?
By the way, the modular homes being sold by Fleetwood are actually Mascot Homes. Doesn't make any sense to me, but that's the case. They are unbelievably nice! If I were a developer, I'd buy up some land and stick these modulars on the lots and make a killing! These houses will put any comparable (square footage-wise) site built house in the shade!
Folks, if you're anywhere around Marietta, Georgia, go to the Fleetwood dealership there and look at that Mascot Cape Cod-style home. You won't believe your eyes.
But I STILL say that the plain-old manufactured homes are also a great buy and anybody who pays the going price for a "starter" type of site built home in this area now is CRAZY!!!!!!!!

Mrs X i completely agree. FYI a little story. A well known contractor in my area is building a bed and breakfast next to my apt. I got into a conversation with him 2 days ago and told him about my project. When he found out it was a MFD home he asked how much per sq ft i am paying. $50 dollars a foot, his jaw dropped he said he can't build for even that plus another 3rd again. He also looked around to see if any carpenters were looking and proceeded to say he can't match quality with a MFD home. He has been site building for 25 years and said they put out a better product than he has ever built. His reason was the contolled environment, temprature, weather and QC. He also said he would never feel confident enough to thow one of his buildings on wheels and drive 60 mph down the road. He ended with don't ever let anyone tell you that your home is substandard because its MF on the contrary. He also asked for the # of my MFDH contractor and the manufacturer. He has a lot close to mine and can't get any contractors to call him back because they are busy. This just shows even people in the industry think they are better than sitebuilt. MFD housing is the future and as technique gets better and the homes become even more attractive there is no reason to buy site built.

Now, if we can just get these arrogant, ignorant zoning officials to acknowledge the superiority of manufactured housing AND our right to live in the kind of home WE CHOOSE TO LIVE IN.................................

Mascot is a very nice home....We used to handle them in Augusta...At the same time we also had Homes of Merit and decided they were a little better buy...
These would be a good choice for you..

Thanks, Mr. Murray. I'm going to go with Mascot if I can do that and stay within my budget. I'm checking on some lots in the FMLS listings right now and I hope all the various things will fall together.
I was fortunate to hook up with a real estate agent who actually used to sell manufactured homes - Gold Medal Homes in North Carolina. He's very enthusiastic about manufactured housing (unlike other real estate agents) and when I mentioned a modular home to him yesterday he just raved about how great they were - and even how superior they are to stick-built.
I'm keeping my fingers crossed that this is the answer.

Thank you, Mike! It actually looks like I'm getting closer. I've located a lot in Cobb County that may work for me. I don't want to say too much more because I'm afraid of jinxing the whole thing. I'm just going to trust the Lord on this one. He's going to work SOMETHING out for me, I know - and I hope this is it.
