I have finally closed on the 20 acres I chose for my new manufactured house! The bank really dragged it's feet the last month and it took a phone call to the bank manager I originally dealt with to get them to move down in Florida! My contractors are already there digging! The contractor who is doing the excavating had his equipment up there the day I closed -- BEFORE I actually closed. Had the pipes for the septic there also. I'm acting as my own general contractor (wish me luck!) so I am saving mucho bucks, but it will also require having a LOT of faith in these guys. At this point I do, but you never know.........
Reading through several of these posts of how people are having a bad time with placing their mfg. home, has really emphasized the importance of doing your homework. When I was looking for land, my top questions were "What is the zoning?" 'Do you allow horses? and Is manufactured housing permitted?' I found that a LOT of sellers DO NOT like manufactured houses. It's the old 'trailer' mentality. However, others, when I told them it would be on a permanent foundation were ok with it. They also had square foot requirements. But when they found out it was over 2000 sq. ft. that was ok. However, I looked long and hard for land that would suit what I wanted to use it for (horses!!) AND would accept a mfg. house. I didn't find any zoning AGAINST them. Of course, municipalities are very sensitive to restricting anything as they can be SUED and they do not like that.
I hope the weather will hold up so the foundation can be put in. Timing all of this is the critical thing at this point, since you never know how the weather will be. Last year it was great. But this year???? We had SNOW in October, which is very unusual for this part of the state. Just heard it's going down into the 20's tonight. YUCK!
