Couple questions

Hi everyone,
I have been reading this board for three months,I have also been searching the net over trying to find the ever elusive best standard built home...
Im not sure my search is over but I think I can see the light at the end of the tunnel.

I like Homes of Merit....although the site goes a little into detail, it doesnt really state what comes standard, construction wise ie 2x6 exterior,2x4 interior,1/2" sheetrock etc...I was hoping someone from the board could give me a clue as to what comes standard on the homes.

I have a floorplan that I want built from scratch....I have heard from several people that Homes of Merit will build a floorplan from scratch for about 1K extra? I would also like to know (ballpark) how much this paticular home would cost to build,Ive heard anywhere from 65K-90K....I was told by a dealer that 90K was extremly pricy.

Also, I have one outstanding credit card balance 5K ,other than that..no debt, my credit is good, I have 2K that I could come up with out of pocket for down payment, closing cost etc...should I wait until I can get a bit more together before I start talking to a dealer....all input is apprecaited.

Homes of Merit builds different product in each of its many palnts..Each model has different specs...

Lake City..builds 2 models..Bay Manor...top of the line and Forset Manor..middle priced home...Both are available as custom homes..Engineering for custom IS $ 1000 plus each home is costed out...Example..If you have 3 baths..it will be higher than 1 with 2 baths...If you are asking for many more cabinets than standard floorplan..these will add to the cost..

Prices can very a lot...Large Forest Manors with basic equipment can be under 60K...Same size most equiped Bay Manors can have no top price..I have speced out homes with ALL hardwood floors, coran counters, tile kitchens and optional Timberline cabinets...One had 16K in additional cabinets alone...

With Homes of Merit...you can make it as delux as you like..

Bay Manor Standard specs...
2x6 exterior walls on 16" centers
2x4 interior walls on 16" centers
2x6 or 2x8 floor joists on 16" centers...depends on model and size
13/16" tongue and groove OSB floor..3/4" plywood available
full osb wrap
good trim package
The list goes on and on...
BUT..HOM has many items as options or choice features..
Many energy options
Many floor covering options
Many cabinet options
many appliance options

As any custom factory there is NO end to the items you can get..Best course of action is to have them spec out the home with the construction standards you want...features you know about and have converstions about those that you do not know about...You cannot price shop a HOM with out a complete spec sheet..

This floorplan is a basic floorplan used in the industry...The sunken den is not all that commom and may or may not be available from HOM...but the rest is not much more than minor modifications of other floorplans HOM has..

Then go to the page titled "View New Homes"
There you can check out the Forest Manor model 2890 and the Bay Manor 3225....Remember all homes can be built as either model and can be streched to 80 feet long and/or widened to 32 feet with no additional engineering fee..Just the added cost of the square footage...
