New Homes & Inspection

What is the usual for someone who has a new home going into a retirement community as far as inspection and payment? The community sells the homes. Once the homes are delivered and they inform you it is time to move in after set-up, etc., can I have my own inspector go through the home and let the managers know that I will not move into the home if I find things wrong with it, or do I have to pay the full price and live in the home, with the hopes these things get replaced? I would rather tell them that I will not move in the home until these things are fixed, then pay them the amount of the home after the problems are approved by me and the inspector I hire? What is usual does not matter, what you and the seller agree to matters. Most communities and retail sales centers would like to have the dollars as soon as possible.

I think we would like to NOT move into the home until those things we find are not right to be fixed. I don't mind paying part of the amount due on the home, but do not like moving into a home, paying the 100,000 then find the items that are not right never get fixed unless we pay out more money. We hear too often the factory never fixes these things. Should we just ask our lawyer what our rights are? Wondered if anyone at this forum has dealt with something like this before. Kaye
