Is there anybody out there who can give me advice and information on building a modular house?? We are total Firsttimers.
Like what costs on top of land and house like for sewer or whatever?

My wife and I have looked into modular homes extensively. We have pretty much decided that, when and if we buy a modular, it will be a Crest home. Crest homes can be found at www.cresthomes.com. I believe the company is an offshoot of Schult manufactured homes. The ranch home we like (called the Lakeview) sells for $66,900, but when done it will cost about $116,000. This does not include the land--we already own that. The extra money goes into the foundation, the garage, the back deck, the septic tank, upgrade on cabinets and carpet, etc. Even though this seems like a lot of money, I believe it is well under a "stick built" home of 1640 square feet. Also, I talked to a home inspector awhile back. He told me he prefers modulars--rarely finds any problems because they are built to a standard. He finds more problems with local contractors who build at all levels of quality, from bad to excellent. A couple of other modulars I know of are www.heckamanhomes.com and www.allamericanhomes.com. My brother owns an All American Homes cape cod that is fantastic.
