Tax

I understand when purchasing and placing a manufactured home on a foundation/basement on your own property that it will be subject to real estate tax just like a site built home. One thing I am unclear about is whether or not a new manufactured home is subject to sales tax. I live in Nebraska, can anyone answer this question? I have asked dealers many times and seem to get different answers to this question and none of them really address the question directly. Thanks!

Sounds like you need to find more experienced dealers...They should know or be able to find answers for out any type of good question...If they cannot answer this local question...I would be very suspect of their answers to others..

Every state has a different set of rules concerning taxation of manufactured homes..The best place to get good info on real estate and local taxes is the local tax accessor in your county...Some states there is not much more than declaring to the county that you want your home included in the real estate..Others require the retirement of the title...some talk about "permanent" foundations...but this is usually far less complicated than most think and might be nothing more than anchored down...Your local officials can help you with this..

As far a sales tax is concerned...Almost all states require the payment of sales tax..Since manufacturers are often out of state..this is the only way that the state can get its "share"...Manufacturers pay no sales tax on the parts of the homes...dealers pay no sales tax on inventory...Stick builders in most states do not charge sales tax...BUT...they pay sales tax on every board, nail and every other part in the home...this way the state gets its money and it is hidden in the sales price...Check with your state department of revenue...but I would almost bet the farm that you will have to pay it..
