Land/Home package

I have a great opportunity to purchase (listed price is $25K) a beautiful 5 acre
lot in the country (20 mins from work) including an old (1983) singlewide,
2 Bdr/1 Ba. (fenced, new pump and a large metal work shed.)

The MH is in excellent shape and the small size isn't a problem (just myself and my dog!), but I am having problems with financing (despite perfect credit) and insurance (the age of the MH).

I have been advised to buy another MH (maybe a repo) and trade in the older model. Then I can use my VA benefits to buy everything together in a package. Is this a good idea? Anyone have any ideas?

I would DEFINITELY buy a good repo. You say it's just you and your dog now but one day you might go crazy and decide to get married, so you'll need that extra room.

Sounds good Tracy! This weekend's shopping has been an eye opener. I now realize that it takes lots of homework to prepare for this step.

I DID find a repo in great shape (99 model) with a floor plan that I love. I was (unpleasantly) surprized by the price, but there are dozes of dealers within a 100 mile area from my land (this seems to be the standard for "free" delivery and set-up) so I will keep looking.

Thanks again for the happy thoughts! Can you reccommend any good singles chat rooms?

Don't know about any good Singles Chat rooms (maybe because single people are all out happily doing something else), but hope you'll keep looking for that repo. I've seen some really nice ones here in Georgia, and I assume that repo lots are everywhere. You're very fortunate to have found that five acres of land. THAT's the HARD part. When shopping for a pre-owned manufactured home be sure to check out the value before making an offer. The NADA books have every manufactured home listed with a wholesale and retail value. You can log onto NADA's site at www.nadaguides.com and look up these values for a small fee, I think about $20 bucks. The market is soft right now so offer less then what NADA lists the value at.
