My wife and I want to get land and place a MH on Seattle's eastside. We have a floorplan we love from Palm Harbor and the dealer has told us the approximate price. It's a triplewide 2100 sq feet and they tell us it would be about $85K for the display model. They say that includes setup and delivery so all we'd have to do is get land and prep the site. We haven't tried to talk them down yet at all so I'm sure there's some room there. I've some some searching for land and found some lots in the $10-15k range that sound good. Most of them are level, partially cleared lots.

What worries me the most is the price of prepping a site for the home. I have heard I might expect a ballpark of $40k. Is this about right? Whats the over/under? I have Randy's books and I'm really interested in very rough numbers to know if that home or a site is worth considering for our budget.

I want concrete runner foundation, pit sunk like in Randy's book because I want to maximize the value and minimize problems in the future. I'm not worried about skirting since metel/vinyl is fine for now and I can improve it later. I'll be looking for a lot with water and power already there, and hopefully sewer. If we have to look at septic, any idea what a 4 bed, 2 bath system might go for (ballpark).

I'm really worried because I'd like to stay under $150k and I know the house we like is roughly $85k and the lot may be roughly $20k.

Hello Brian,

For where you live that's about right. I have sold many manufactured home that were placed on the westside and the regulations and fees are very expensive there. I would try to get at least three different bids for any site preparation work to be sure you're not paying too much. God Bless

I would think again about buying the model....
I did and regret it ALOT...

everytime a home is moved things shift....
and even though the model looked great at the sales site....
OHMIGOD!!
It was a mess when I got it....

yeah.....they EVENTUALLY fixed it but
the stress and time was not wirth the few grand I saved
