Rock foundation
Rock foundation
How much extra should I expect to pay for a rock foundation? Just saw pictures of some m-h's with this option and they were absolutely gorgeous. It gives the house a much more attractive look. I'm not talking about that fake plastic stuff made to look like rock (from a distance) - I mean REAL rock or stone. And what about brick and cement block with stucco over it? What's the difference in price?
Thanks
Thanks
Re: Rock foundation
The rock is a form of skirting...I think the cost depend if rocks are plentiful in your area...
Beyond that there is block with stucco...about 2800 in SE with no foundation..add 1000 for foundation,...brick..depends where you are..brick here is cheap but styles vary in cost from 49 cents to $1.50 per brick...bricks also come in different sizes...labor is per brick..so a 16" brick ends up cheaper than a 8" brick...A starting quote in the SE is about 4000 depending on the brick the customer choses..Both of these prices are sensitive to the height from the ground...
In some areas there are skilled craftmen doing "cut" brick or stone...This looks just like the real stuff..It is made out of stucco on a wire frame...The first layers are usually grey...they dry...then colored stucco is used in the next layers...The craftsman then draws the bricks or stone....Hard to descibe in writing but looks great and is cheaper than brick or stone...
Lately we have been using Hardy Board...that looks like perfect stucco...This runs about 1800 and has a 50 year warranty..

Re: Rock foundation
I saw this at Flamingo Homes in Athens, Georgia, which represents several different manufacturers - among them, Fleetwood and Redman (Redmond?). I would think most any dealer could offer this.
Re: Rock foundation
Okay, what exactly IS the foundation? I thought it was the blocks that held up the mobile home and that these blocks were either hidden by skirting or covered up with stucco. Am I missing something?
Re: Rock foundation
The home sets on piers of blocks under the I-beam of the home..A well set house has poured footers for these to sit on..
.Sometimes there are a few piers along the edge..but what you see...block, brick, stone or vinal are all just skirting..for looks, to keep kids and animals from under the home and to block the cold winter wind from blowing under it..
If you are into good landscaping...do not waste your money on fancy skirting..If you never plant a bush or plant...well..get pretty skirting...

Re: Rock foundation
We used split faced block for our skirting, the block alone was 1300.00 but the good thing is my husbands best freind is an expert block layer and all he charged us was for the materials. We had a full slab put down for our house to go on so we just made it a little bit bigger for the block to go on.Our house is 28x72.
Re: Rock foundation
does anyone have a photo of rock or brick used for skirting? I want to show my wife I think she would like it we are about to purchase. A link would be fine too.

Re: Rock foundation

Re: Rock foundation
Masonry products and labor like most items have indeed gone up in the last 4 years...Most of these prices are also location related...Here in the SE most labour intensive items are less expensive....I would shop with other masonry contractors for bids in your area...$11,200 for brick under pinning does sound high...Get your estimate from skilled local folks...
