Ready to Rent MH (Moved forward from page 2 by Steph!)

Mr. Murray,

I checked out the Conseco site. It's awesome! Thanks for the info. But now I have so much information I think I'll just rent for 3-6 months (as you suggested several responses earlier!) to give me time to explore my many options.

Got any suggestions as where to look for a rental MH? I'd prefer North Atlanta or middle locations east or west (Not the same preferences stated on page 2. A woman always has the right to change her mind!). We're scheduled to be there by July 1st. What do MH rentals run from rough to luxury?

Steph..

I think you are on the right track to make a good long term decision now...

As far as location is concerned...believe me traffic will be one of the deciding factors..Once you know your commuting needs...to work, shopping, church, relatives and the like...You will have to get the feel of the area..

During my period of making the worst career move in my life..I worked in Marrietta, GA for Oakwood...My assignment there was for about 3 months before I had a transfer...I lived within 3 miles of the office..Regular commute was 30 minutes..mostly standing in trafic...Many days I would walk because I could get there quicker,,In that area...I-75 is 16 lanes wide...yet..every morning and evening 8 of those lanes are at a dead stop..

As far as rentals are concerned....You really have to see the areas..You might narrow it down to a few to see when you first get there...I think you will find that Atlanta has very reasonable prices in comparison to other cities..I would expect for $ 500 to 700 you can get a pretty decent place..But that is only a guess..

Remember Conseco has an office in the Atlanta area...they have personel whose only job is to sell repos..There is probably more available than on the web site...The site gives you a good starting point..Before you buy a repo...be sure to compare the prices of new in the area...Just to make sure that you really are getting a good deal..

Again, your advice is just what I needed to know. Thanks, again! Thanks also for the warning about the traffic. I'll be sure to keep that in mind as I'm searching. I'm going to get busy seaching right now.

Steph, I live in the metro Atlanta area - - - there are NO mobile homes for rent here. If you want to rent an m-h, you'll have to get at least 45-50 miles out and should be prepared to pay at least $600 a month - - - - and this will NOT be an aesthetically pleasing place. A one-bedroom apartment in the general area will be in the neighborhood of $700 and up. If you're trying to buy property to put down a repossessed (or new) m-h, it's going to be tough to find such property (i.e., no restrictions) north of Atlanta - - and if you do, be prepared to pay about $50,000 an acre. I don't mean to sound negative - these are just the facts. I've been looking for land for a year now, and have found nothing.! I'm probably going to have to buy a site-built home for that reason. I've just about given up. You do NOT want to work in the main business center of Atlanta (Buckhead, downtown) and live in an area where you can have a manufactured home - the commute will be a good two hours or MORE. The areas south of Atlanta (Coweta County, Pike and Spalding County) may be a better bet, but I'm not very knowledgeable about those areas. I can just tell you that in the counties NORTH of Atlanta (Pickens, Dawson, Gilmer, Hall, Lumpkin, Bartow), the county bureaucrats are effectively shutting down the market for manufactured housing. For instance, in Bartow County, they require FIVE acres of land for a manufactured home. Not a whole lot of people can afford 5 acres PLUS the cost of a manufactured home. Cherokee County requires two acres of land. It's all about revenue. I would look south of Atlanta, if I were you, and I would try to avoid getting a job in the city - - because you'll spend a fourth of your waking life sitting in traffic!

No wonder the Augusta area is growing so much...Nice size population center, no traffic, cheap park rental...better yet affordable property...mostly about 18k for acre ready to set home on..zoning is manufactured home freindly in most areas...

Most folks cannot understand Atlanta's traffic situation..Worst in the country..except maybe LA

Yeah...maybe Steph will buy your home...Like almost everywhere else...if a person wants ot work...there is work..

Pay here is slightly lower...example..my wife works for Kroger..her union has a separate aggreement for the Atalnta area at about $ 1.00/hr more than here...
