Questions on homes

I have a couple of questions regarding manufactured/modular homes. I am looking at putting one of these homes on a basement. Is it Possible to have my water heater along with my furnace put in my basement instead of on the main floor?

Second, I don't particularly like the normal counter tops, sinks, and the one piece showers in the bathrooms. is it possible to have cultured marble installed in these? I would prefer to have it delivered without these items and allow me to install the marble once the home was in place is this possible?
