The wife and I looked at a real nice developement in Hampstead, NC. The developer does all the land & site prep, they also sell homes. The sell homes by Virginia Mfr. Homes Inc. and Titan. We can also put a home from a different mfr. on the site, if we so choose. The VH model we looked at was real nice, the Titan looked cheap.
The agent we talked to told us the VH would be $42.00 per square foot (not counting options like a slider door, etc) and the Titan would be about $32. sq ft.
Is $42. sq. ft. about avg for a quality mfr home? Since dealers are so secretive about prices, we're still not sure, even after exploring this option for so long .

For a quality built manufactured home, one that will last and appreciate in value will normally coste between $40 to $55 a square foot. God bless. It sounds like you have found a good home at a fair price.

The whole pkg is going to be around $96K, so it might not be do-able for us, but at least we know we're looking at a reasonabe house price.

Or prices range from $45-$75.00 per SF so your $42.00 figure is a fair price, but remember that you get what you pay for, but in some cases you get a little more. hi line homes are a built on site for 35 dollars per square foot and they are really really nice\
