My husband and I recently realized the stupidity in paying $800 for a one bedroom cramped apartment and would like to get in a home within the year. Manufactered homes are the way for us to go.
Here in lies the potential problem. We are current on all credit bills(for the past year), but I have had problems with my credit in the past two years. We are actively try to pay off those debts so that we may get a house. By paying off those debts, it has hindered our ability to save any amount of money.
By doing research, I have found charities that provide "gift" money for down payment and closing costs for a home, provided the seller of the home make a contribution to the charity.
Do retailers generally go for this type of plan, or is it just a pipe dream?

I don't know where you are, but Palm Harbor Homes in Georgia was advertising some kind of assistance program for first time home-owners. It may be a nationwide thing. Good luck!

Talk to a lender, there are all kinds of ways for you to by a home with out down payment.

There are many programs avaiable to use for this purpose...Most generally these programs are for land/home mortgages only...No home only lender approves of this type of thing..
The most coomon use of the dowmpayment charities is with FHA financing..Understand that the seller (dealer) must make a contribution to the charity somewhat larger than your down...Most dealers who do a lot of business will participate in this program.....If they do not seem to know what they are talking about....Move on to another..
Many mortgages are done with little or no cash committment......Fian a dealer skilled in mortgage finance and you should have no problem...
