I have read nothing but bad things about mfhs on this site. My goodness the only people that seem to have been blessed is Sandy and Randy. It also seems like you have to have money or good credit to assure a good home. After posting my message I have been told 2x that I'm getting the run around. I called Western Finance (which I got from this site) and spoke w/ a very nice young man. After explaining my situation he told me that they really aren't any different than Chase and that because of my debt rating and the fact that my aunt is retired was a big factor in having to have a 2nd co-signer. He also said that I really only have 2 choices: get a 2nd or buy my own land. I live in Los Angeles and that is not an option. I've gotten over the co-signer part and am just waiting for my older sis or bro to give me an answer. BUT NOW! after reading all of these problems I'm starting to wonder if this is worth it. PLEASE SOMEONE SAY SOMETHING GREAT, WONDERFUL, or JUST NICE about your home, dealer and set-up.

Sorry but its me again. I too wondered a long time ago about the wisdom of buying a MH and putting it in a park. I too read about depreciation and the reality that we would probably have a hard time selling the house or it would definatly not sell for the $93,500 that we paid for. BUT...I have justified it like this. We were paying $1,000 a month on rent for the apt. , ($12,000 a year) we just paid $3,500 for income taxes cause we had nothing to deduct. AND we can not afford a site built home in this So. Cal area that is decent. So if we bought the MH and put it in a park at least we would get the tax benefit, even if we did lose money when we go to sell it probably will not be as much as the money we had already lost in rent. Five years at $12,000 is $ 60,000 plus however many years we would have stayed. Plus since we can't afford a decent house in this area, we would either have to commute-not an option with my mom watching our daughter. Or if we did get a site built home it would need lots of improvements. With our MH, I am in a nice area, the payments are cheaper than a site built mortgage and it's brand new and beautiful...nothing to improve or upgrade! My friend bought a 900 sq. ft. site built home in Lakewood. Their mortage is $1,500 a month, and they have borrowed money from partents to add a bedroom and bathroom cause the house is so small. Even if I could afford a $180,000 2 bedroom, 1 bathroom home in Lakewood I would rather have a 3 bedroom, 2 bathroom 1456 sq. ft. MH in Torrance. We have a 20 year loan on our MH and right now I would not mind living there for at least that long. I love my house!!

Girl, you are too much. I can't help but laugh, because you are just in love with your house and I love that you are and I want to be like you.Your success gives me hope. I don't have a problem with the neg aspects of mfh I just want to know all the facts...you know what I mean. I don't want the dealer to tell me I can refinance when he knows it's going to be, "hell to tell the captain" when I try to do it. Ron hipped me to the real deal and I have been collecting these little informative messages so that when we get pass the co-signing and everything and we actually have to sign some papers I will be a little informed. Keep up the good work. I love your attitude.

My wife and I purchased a new Skyline this year and moved in in Aug. We are in a senior park in anaheim and love it. Our home is 1500 sq ft 2 bedroom 2 bath + den. We also could not afford to buy a stick built home anywhere in Orange county or L.A. county either. We plan to stay in this home until we expire. We have had nothing but great service from our seller ( Five Star) in Stanton. Being in the L.A. area you don't have to worry to much about depriciation. Finding a good park is more of a problem. Anyway you wanted to here someone else that is happy with his home. We Are!!!!!!!!!!

Thanks bill for your praise report on Skyline in Stanton. Our dealers are Golden Sun Homes in Stanton. We went to Mesa Homes on Beach and another dealer that sold Silvercrest homes and Karsten homes. Do you mind sharing how much your home cost?

Our home cost us $86,000 which includes the fee charged by the park or dealer (I'm not shure which one) charges to aquire the space. I think it is the dealer because he has to buy the old home on the space and have it moved off. This was $10,000 dollars which was the cheapest space available. Actual cost of the home was $76,000. It was worth the extra for getting the space we have.

Maybe you should consider moving to Texas! : ) The homes are SO much cheaper in cost out here than they are in Calif. My wife and I bought a new Redman home back in September. We've only been in it for about a month and a half, but so far, we really love it. It's 1500 sq. ft., 3 bdrm., 2 bth. It only cost around $37,000 for it. And it's not a "stripped" down home. We got lot's of nice features with it. We put it on our own land and are very happy so far. Come on out here to Texas, Dana! We love it when new people move here! Happy house hunting! : )
