roof and other upgrades

Does anyone have an idea of the approximate cost per square foot for roof upgrades from 3.12 to 4.12? Or, for that matter, any of
the optional upgrades, such as, doors, step-in showers, sliding glass doors etc? Dealers and companies seem rediculously
reluctant to provide such information; and how can one make intelligent budget decisions without them?

MH Dealers always markup options you request for your MH. They will not normally provide you their cost for these items. If you want to know actual cost, then contact a given contractor or building supply for an estimate to install the item and measure that estimate against what the dealer is quoting.

The items you listed, while not impossible to install after setting the home, are better matched to your home if the options are installed at the factory.

I can speak for only one manufactured home, Karsten, regarding cost of upgrades, the cost of the upgrade roof from 3:12 to 4:12, Karsten has $895 for the upgrade.

60" Fiberglass walk in shower w/doors, is listed at $350.00

Sliding glass door in place of 1 window $485, in place of two windows is $325.

30# Roof load is listed at $250.

I have found them very willing to give me the option sheet that has the upgrade cost on it.

Hope this helps a little.

Do a "backward" scan of the threads of this forum to see what Terry has to say regarding the standards of Karsten homes.

P.S. Regarding my earlier posting regarding upgrades. The roof pitch I listed is for a 1404 sq ft, 3 br, 2 bath Karsten home.

Thanks, Charlotte. Now I at least have some idea of what to look at!

Charlotte did a fine job on the option pricing. Do remember, BC, those prices she quoted are marked up dealer costs for Karsten homes. I thought you were asking for wholesale dealer costs on these options and this is the info they will be reluctant to share.
